LVCVA splits; estimates flagged

In April 2026 a Downtown room averaged $94.88 a night while the Strip averaged $205.60, on the LVCVA's own split. Count the fees and the gap widens: about $146 all-in on Fremont against roughly $295 at a full-fee Strip resort. Whether that saving is worth it depends on which Vegas you came for, so every area below gets a number and a verdict you are free to argue with.

The Downtown number

What a Downtown room averaged in April 2026 while the Strip ran $205.60. In record May the split was $110.66 against $226.46. Downtown resort fees run $0 to $46 against the Strip's $50 to $55, and parking is free or a few dollars instead of $20 to $25.

01The ranking, best value first

  • Downtown / Fremont Street Old-Vegas character, Fremont Street Experience, lower room rates (roughly half the Strip), lower or zero resort fees (Fremont $34, Four Queens and Binion's $0), and cheaper parking. About 15-20 min from the airport. Best for budget travelers and those who prefer classic Vegas over mega-resorts.   • Off-Strip (Paradise / UNLV / Convention Center) Westgate, Virgin Hotels, Palms, Rio, Ellis Island, Tuscany, plus several no-resort-fee chains (Hyatt Place, Residence Inn). Near-Strip convenience at lower rates; often the best all-in value once fees are counted.   • The Strip (south) Mandalay Bay, Luxor, Excalibur, MGM Grand, NY-NY. Closest cluster to the airport (5-12 min). Excalibur and Luxor are the value end; Mandalay Bay the premium end. Good for airport-close arrivals and Allegiant Stadium events. Best for quick arrivals $90 to $300 range, inside LVCVA Strip avg
  • The Strip (center) The core between Bellagio, Caesars, Cosmopolitan, and the Venetian. Most walkable, highest foot traffic, biggest casinos and shows. Carries the highest resort fees ($50-55) and paid parking. Best for first-timers who want to be in the middle of everything.   • The Strip (north) Sahara, Circus Circus, The STRAT (budget end) alongside Resorts World and Fontainebleau (new luxury). More spread out, longer walks, lighter foot traffic.   • Summerlin / Henderson Red Rock Resort (Summerlin), Green Valley Ranch and M Resort (Henderson). Upscale locals-casino resorts, quieter, resort-style pools and dining, but 15-25 min drive from the Strip so a car helps. Suits repeat visitors and families avoiding Strip crowds. 02How the areas were priced

Two tiers of confidence, stated plainly. The Strip and Downtown figures are LVCVA survey averages for April 2026, the authority's own segment split covering more than 75% of local hotel inventory, with May 2026 as the record cross-check. Off-Strip, Summerlin, and Henderson have no authoritative rate series, so their ranges are OTA-derived estimates and their rows say so; we will not dress an estimate up as a verified number.

The figures are room rates: add each area's resort-fee reality ($50 to $55 at the big Strip names, $34 to $46 or $0 Downtown, several $0 chains off-Strip) and the 13.38% lodging tax to get the night you actually pay. 03Area questions, short answers

Is staying on the Strip worth it?

For a first trip, the center Strip usually is: the walkable core between Bellagio, Caesars, the Cosmopolitan, and the Venetian is the Vegas people come to see. You pay for it three ways: the highest rooms ($205.60 average in April 2026), the $50 to $55 resort fees, and $20 to $25 parking. Repeat visitors increasingly do the Downtown or off-Strip math instead.

Where should I stay in Las Vegas without a car?

Center Strip or Downtown. Both are walkable cores with taxis and rideshare everywhere, and the airport is 8 to 20 minutes away depending on which you pick. Summerlin and Henderson sit 15 to 25 minutes out and effectively require a car, which is exactly why their row carries that verdict.
